How we see concrete work in Kingston
Kingston is home base for us, so a good share of our driveways, patios and steps go in right here, from Uptown Kingston down to the Rondout waterfront. Most calls come from homeowners and small property owners who want the job explained straight before anybody breaks ground, and I'm happy to stand in the driveway and talk it through. We work just as often over in Ulster and out in Hurley, and across the Hudson too.
A lot of the houses we see here are older, on tight lots with old walks and slabs pushed right up against the foundation. That usually puts the trickiest part of the job underground and next to the house, where the water has to be sent the other way.
What Kingston homes call us for
Around Kingston, most calls are for a new concrete driveway to replace one that's cracked, sunk or pooling water, followed by patios and front steps that have heaved or started chipping. We also pour garage floors, sidewalks, footings and foundations, and we cut concrete when an old slab has to come out in pieces.

What the river and old ground mean for your slab
Down near the Rondout and the river, water is the first thing I check. A past city report on rising waters counted at least 12 hurricanes and tropical storms that flooded the waterfront over the last 100 years, and back then low spots along East Strand flooded now and then when a high tide met a few inches of rain. On lower ground we look hard at where water runs and pitch the slab away from your house.
When we tear out a sunken slab, we dig past the loose fill and pack the subgrade, the ground the slab sits on, so the new one has something solid under it. If a new or wider driveway needs a curb cut, the opening in the curb you drive through, the city's Planning Board reviews that request, so we bring it up early.
I come out to look at your job myself, explain the base, drainage and timing in plain words, and work right alongside our crew on the pour.

Kingston concrete questions we hear
Here are answers to what Kingston homeowners ask before a pour. If yours isn't here, call (845) 303-8582 and we'll talk it through.
How much does a concrete driveway cost in Kingston, NY?
The price comes down to the size of the slab, how much old concrete has to come out, how deep we dig for the base and the finish you pick. I'd trim the finish before I'd cut base work, because a nice surface on a weak base still sinks and cracks. Your written estimate gives you the number.
Do I need a permit for a concrete driveway in Kingston, NY?
The City of Kingston's building office handles all building inspection and permitting in the city, so they're the ones to ask about your job. We check whether your address falls under the City of Kingston, the Town of Kingston or another office, and if your job needs a permit, we take care of the application with you.
What's the fee for working without a permit in Kingston?
For a residential first instance, the city's fee schedule charges $250 plus the cost of the permit when work that needed a permit was done without one. That's one reason we settle the permit question before anybody sets a form.
What does New York require in a home improvement contract?
New York's Attorney General says state law covers most home improvements costing more than $500, and those contracts have to be in writing, legible and in plain English. You also have to be given a copy before any work is done. Our estimates come to you in writing, so you can read through the whole job first.
Will my new concrete driveway crack like the old one did?
Most concrete cracks somewhere, so the aim is a slab that stays level and cracks where we planned. We dig out and pack the base, add rebar, steel inside that holds the pieces together, where the job needs it, and cut control joints, shallow grooves that steer the crack, before the slab picks its own spot.
How long before I can drive on a new concrete driveway?
You'll be off a new driveway for days, not hours, because curing, the slow hardening that gives concrete its strength, takes that long, and a car on it early can hurt it. You can walk on it well before you can park on it, and the schedule itself turns on the weather, the tear-out and any permit.
Where can Kingston residents in flood-prone areas find a safety plan?
The City of Kingston's Flood Preparedness Guide gives residents in flood-prone areas a safety plan and the official evacuation routes. For properties where a floodplain permit applies, the city's building office also posts that application.
